To the Seller
We suggest that a seller retain a state certified home
inspector to uncover potential problem areas that could short-circuit a
possible sale. This gives you a chance to make repairs before you show the home to
potential buyers. We recommend reputable services that will evaluate the overall
structural, mechanical, plumbing and electrical condition of the home. They will carefully
observe
nearly all visible construction components and evaluate whether these items are
still in good working order. They will take pictures and/or make notes of items that may need attention.
They can also give you helpful advice on general home maintenance and can
recommend professional vendors and subcontractors who can make any needed
repairs. Home inspections are relatively inexpensive and provide one more
positive step towards arriving at a successful sale. By having a pre-inspection report
by a certified, experienced home inspector, you have demonstrated the "good
faith" of desiring to transfer ownership of a home that is in good,
well-maintained condition.

The home buying process can be confusing and stressful. Not only do you need
to consider things such as price and location, you also have to worry about
whether the home itself has any problems that could become costly surprises down
